Homebuyers in 2025 have never been older—or more diverse. The median age of buyers has risen to 56, marking a notable shift in who’s making moves in the market. First-time homebuyers, too, are aging, with the median age climbing to 38, up from 35 just last year.

Meanwhile, single women are becoming a powerful force in real estate, now accounting for 20% of all buyers—nearly double the 11% recorded in earlier years. With affordability challenges, delayed life milestones, and a desire for independence, this demographic is shaping demand and preferences in today’s market.

Market Movement: Fewer First-Timers, Slower Sales
First-time buyers now make up just 24% of the market, the lowest share since 1981. This drop reflects the reality of rising home prices, tighter inventory, and higher borrowing costs. Nationally, the median profit margin on home sales has dropped to 50%, with metros in Florida and California seeing some of the steepest declines.

Homeowners are also staying put longer—whether due to low-interest mortgages they don't want to give up, or limited options for moving up—leading to fewer listings and a slower pace of sales in many Southern and Western markets, including Florida.

Spotlight on St. Johns County: Growth, Planning & Progress
Closer to home, St. Johns County continues to plan for its booming population and growing economy. A new 25-year comprehensive plan emphasizes smarter growth with a focus on transportation improvements, workforce housing, and higher density residential development. One key change raises the base residential density from 13 to 16 units per acre in designated areas, allowing for more flexible and efficient housing options.

Economic development is also driving demand. The upcoming Legend Point Logistics Crossings, a major industrial park near US1 and CR210, will span approximately 845,000 square feet. It will offer flexible warehouse space and outdoor storage capabilities, and one of its buildings is already slated to house Publix Super Markets’ new pharmaceutical manufacturing facility—further boosting job creation and infrastructure investment in the region.
